A capacious three bedroom, first and second floor flat on Howard Road, which has the added benefit of it’s own rear garden.
This property stretches to an impressive 995 square feet, making it similar in size to many houses. Although needing some refurbishment, all of the rooms are well proportioned, making this a home that will be truly comfortable as well as practical. To the front of the first floor sits the reception room. It has both bay window and fully glazed French doors, meaning it is filled with light, and has plenty of room both to dine and relax. Those French doors lead onto a small balcony to the front – the ideal spot to enjoy that morning cup of coffee.
Two of the three double bedrooms are on the first floor. Of a similar size, they are both rear facing, with one situated just behind the reception room and the other at the far end of the landing. In between them are the kitchen and bathroom. The former has a range of fitted units and work surfaces, whilst the latter features a three piece suite.
The second floor houses the final (and largest) of the double bedrooms, this one dual aspect.
Outside to the rear there is a private garden. It is largely paved, with border planting and a chalet style building at the far end.
Living here... - You will find there is a plethora of things to do in this fantastic part of Walthamstow. Situated on the old Rectory Manor estate, the roads off Church Hill offer the perfect location to explore all things E17. Cut across Aubrey Road and down into Poets Corner, where you can grab a pint at the Olde Rose & Crown. Alternatively, head down the hill to The Bell, a fantastic gastro pub and the perfect spot whether you fancy a quiet drink at lunchtime or an evening out with friends. Continuing on the theme of good food, just around the corner from The Bell are the fantastic Wynwood Art District and Buhler & Co, or once the weather warms up you can sit on the grass outside The Magistrates (it’s the old court building if you couldn’t guess) and enjoy a coffee from Perky Blenders. From there, why not head further down Forest Road and into Lloyd Park for a game of tennis or bowls, a wander around the gardens or an afternoon of culture at the award winning William Morris museum.
Then again, let’s not forget that the many delights of the Village are just a hop across Church Hill, or that the daily commute may be made ever so slightly more bearable by knowing Walthamstow Central station is just a short stroll away. (It also means that on the way home it’s a doddle to pick up a pizza from Yard Sale or SoDo, thus stopping you blankly staring into the fridge, racking your brains as to what to cook for dinner). Now tell us all that doesn’t add up to a great location…
In The Owners Words... - My mother was very happy here for the last 11 years of her life loving the location on the top of a hill and settling in easily with many lovely, helpful neighbours. She relished designing and building the garden and summerhouse which became her sunny haven where she could relax with a glass of wine, reading or entertaining friends. As a single woman she greatly valued being able to spread out with a sitting room/library in the front, a dining room/office at the back and a magnificent light filled art studio in the loft. But she would have appreciated a new life for her flat; the space is potentially so versatile. A master bedroom with en suite in the loft perhaps and maybe a workspace away from the family in the summerhouse?
