A bright and spacious two double bedroom Warner flat on Winns Avenue.

This first floor flat is laid out in classic Warner style. Across the front sits the lounge diner. It has plenty of room to relax as well as dine, making it a wonderful entertaining space. Directly behind it, off the landing, is the first of the two solid double bedrooms, this one with views towards the rear.

The kitchen and shower room occupy the mid-point. The former is kitted out with a range of fitted units and work surfaces, whilst the latter has a walk in shower, sink and WC. The second double bedroom is then located at the rear, with uninterrupted views of the garden below.

That garden is shared with the flat below, and has lawn and border planting. It is accessed via internal stairs.

Living here... - Lloyd Park and its surrounding streets have long been popular with people looking to move to E17, and it's easy to see why. This flat is ideally located to keep everyone occupied, be they young or old. The Park itself is just the shortest of short strolls away and offers something for everyone. You can satisfy your artistic curiosity at the William Morris Gallery (or just have coffee and a slice of cake in the café), partake of a quick spot of exercise on the tennis courts or bowling green, or simply take a wander through the beautiful gardens. And if you still have any energy left after all that, why not pop into The Bell for a quick drink and bite to eat before heading home. Once there, you could always find out more about your home and the area by checking out www.exwarnerproject.co.uk – it’s a treasure trove of interesting information about how the area has both changed and remained unaltered.

In This Area - By Walthamstow Diary - Leyton is home to the only shop that can be seen from space. OK, that's not entirely true, but the carnival shop on the High Road is definitely bright. There's no way you'll miss this multi coloured wonder, it looks like it's made of Lego. The shop sits opposite Coronation Gardens, a beautiful park with a little maze, pond and fountain. The High Road is also home to the Leyton Technical, a lovely pub that occupies the ground floor of the old town hall. It has good beer, good food, and the longest walk to the toilet you'll ever find. If you like beer, Leyton is the place for you, as both Brodie's Beers and Signature Brew (voted UK Brewery Business of the Year 2018) are based in E10. Sidmouth Park, just behind the carnival shop, is a hit with kids as there's loads of stuff to play on. If you are hungry or thirsty, wander to Francis Road and you'll find a bucket load of nice cafes, including Yardarm, Marmelo Kitchen, and Albert & Francis, as well as an increasingly interesting range of shops and businesses, from books to yoga, and flowers to gifts. There’s even a friendly estate agency there...

In The Owners Words... - Our mum lived here for over 30 years and she loved the central location allowing her to walk to the park, shops and the village. It became the heart of our family with her 9 grandchildren spending many happy hours there with her and in Lloyds Park. The whole flat has been recently decorated and has new carpets throughout and we trust whether a couple or family moves in they will be very happy there.
