Guide Price: £700,000-£750,000. An impressive, double fronted, four bedroom Victorian home right in the heart of Tottenham. Thoughtfully laid out over its two floors and comprising just shy of 1000 square feet of space, this is exactly the type of home that families are searching for.
The ground floor comprises two cavernous rooms – the kitchen diner and the lounge. Both are dual aspect and over 200 square feet. The kitchen diner is the perfect hub for this family home, with tons of sleek, modern fitted units for storage, as well as integrated appliances including two ovens and a halogen hob. There’s loads of space for the family to gather around the table for dinner, or entertain friends whilst you whip up a culinary storm.
After dinner retire to the lounge, which is flooded with natural light thanks to the dual aspect. It also offers access to the garden via French doors, meaning it’s a room that will be in constant use, whatever the season...
- The first floor houses the four bedrooms and the family bathroom, all of which are well-presented. The two main double bedrooms are of identical size, whilst the bathroom is generously proportioned enough to accommodate a four piece suite.
There is a large attic space with the possibility to extend (STPP), and the owners have also advised us that they have had previous planning permission granted for a two storey extension to the rear.
To the rear is the aforementioned private garden. Mainly laid to lawn, with mature planting to the borders, a shed & outhouse for storage and a small paved patio area for al-fresco dining, this is a haven from the trials and tribulations of modern daily life.
A fabulous family home, just waiting for its next fabulous family…
In The Owners Words... - I have lived at Noel Villas for 20 wonderful years and will be incredibly sad to leave it as we depart for our new life in Somerset. It is a light, warm and safe family home in a quiet road. The garden is a restful sanctuary after a hard day at work. Beyond our house, the area has a great sense of community and has all the shops and markets you would need close by. The sports centre, where my kids learnt to swim and the parks where they learnt to ride their bikes are all just a few minutes walk away. The kids also went to local schools and then on to University. Bruce Grove (for the City) and Seven Sisters (Victoria Line) are 10-15 minutes walk from the house.
We completely refurbished the house in 2011 and so all the fixtures and fittings, electrics, heating, pipe work, windows and doors are less than 10 years old. The new Kitchen / Diner that we created at that time is our pride and joy. I really hope the new owners will have as many happy years here as we have had.
